HOPE ARTISTE VILLAGE: 1005 Main Street, Pawtucket

The Hope Webbing Mill is quite a milestone in the history of the American Industrial Revolution. The textile giant lives between Esten Ave and Main Street in Pawtucket. It was a major producer of narrow woven textiles from its beginnings in the late 1800’s through World War II, made famous by its innovations and sheer size. The complex of buildings gives the impression that it was built all at once. From 1889 to 1914 the Hope Webbing Company grew and became the mill we see today. It was once one of the largest in the world at the height of its success.

Today, under the direction of Urban Smart Growth, the Hope Webbing complex is being developed into an artist village. The mill will be completely restored, maintaining its historical integrity. With about 650,000 square feet of space available, it will be the largest of its kind in New England. Our vision is a community where local residents, artisan workers, craftsman, and performers can live, work and create!

FUTURE PROJECTS
WORCESTER MILLS ARTISTE LOFTS:
1 Greystone Avenue, North Providence
The Worcester Mill complex is located in the village of Greystone, an industrial village and residential neighborhood in the extreme northwest corner of North Providence. The district straddles the Woonasquatucket River, a narrow waterway that once supplied power to numerous industrial enterprises along its 19-mile route from its headwaters in North Smithfield to its confluence with the Moshassuck River in Providence.

We will be developing 150 rental units – condo style lofts. There will be covered parking for approximately 90 cars. The amenity package includes use of the tennis courts, gym, club house and business center.

EAGLE STREET LOFTS: Eagle Street, Providence
The Valley Worsted Mills of Providence were founded in 1842 by John Giles, one of the earliest worsted mills in the US. In the beginning, the machinery was oxen-run, and the worsted yarn was used by hand knitters. By 1868 the mill turned out approximately 2000 pounds of yarn a day. In the late 1880's the mill employed around 450 workers, and by the 1890's it was at the height of its productivity. It upgraded its equipment with modern machinery. Soon the mill produced 100,000 pounds of worsted yarn a month. The entire complex of buildings spanned about 13 acres, bounded by Atwells Ave, Eagle Street, and Valley Street.

We anticipate building a residential project with 15,000 square feet of intimate scale commercial usages and preliminary plans indicate the development of 145 loft style units. The units will be highly flexible New York “So Ho” style units with re-finished original hard wood floors, exposed brick walls, and industrial style windows. The historic façade will be preserved and restored with anomalous non original elements removed. The units will range from 600 square feet to 3,000 square feet, with an average unit size of 1,150 square feet.
